Where is Rebelz located?

Rebelz is located in the Paasheuvel district, right in the heart of Amstel III. A place where urban living, creativity and new energy come together. With Holendrecht Station and the metro just around the corner, you can reach the centre of Amsterdam in just 15 minutes. Prefer to travel by car? The A2 motorway is only 4 minutes away. Enjoy peaceful living while staying close to everything the city has to offer.

How many apartments will there be?

Rebelz consists of 14 residential floors with a total of 113 apartments.

Process

When will Rebelz go on sale?

The sales launch of Rebelz is expected to take place at the end of 2026. Behind the scenes, we’re working hard to prepare everything for the official start.

When will construction begin?

We can’t wait to bring Rebelz to life! Construction will start once at least 70% of the apartments have been sold.

When will I receive the keys to my Rebelz apartment?

We’ll have to be patient a little longer. The final completion date has not yet been determined and depends, among other things, on the sales progress and the construction schedule.

How are the apartments sold?

Once the sales process for Rebelz starts, you’ll find all relevant information on the project website, including the price list, technical specifications and the available options for your apartment.

After the allocation process, you’ll be invited for a personal meeting with the real estate agent. During this meeting, you can reserve an apartment that suits your preferences. You’ll then have up to one calendar week to decide whether you’d like to proceed with the purchase.

Made your choice? The purchase agreement will be signed digitally, making the process simple and convenient.

How are the apartments allocated?

After registration, it’s possible that multiple applicants have selected the same apartment as their first choice. We aim to allocate everyone the highest-ranked preference possible while ensuring a fair distribution of the available homes.

If you’ve included a financial check with your registration, you’ll receive priority during the allocation process. If multiple applicants have the same preference and meet the same conditions, a computerized system will randomly determine who is allocated the apartment. This ensures a fair and transparent process for everyone.

Financing

What does Freehold Purchase (V.O.N.) mean?

Vrij Op Naam (V.O.N.), or Freehold Purchase, means that most of the costs associated with purchasing your new-build home are already included in the purchase price. For example, you won’t pay additional transfer costs at the notary.

The V.O.N. purchase price includes, among other things:

  • the cost of the land and construction of your home;
  • architect’s fees and other consultancy costs;
  • construction supervision costs;
  • utility connection costs (such as water, electricity and sewerage);
  • estate agent, notary and land registry costs related to the purchase;
  • 21% VAT (any statutory changes to the VAT rate will be passed on);
  • the Woningborg guarantee certificate.

Please note that costs such as mortgage fees, financing costs and furnishing your home are not included in the V.O.N. price and are your own responsibility.

What is a financial check?

A financial check demonstrates that you know how much you can borrow or afford for your new home. It is a letter from a bank or mortgage provider (issued no more than three months ago) confirming that, based on your income, assets and any financial obligations, you are able to finance the purchase of the property.

A financial check not only gives you greater certainty but may also improve your position during the apartment allocation process.

Do I have a cooling-off period after signing the purchase and construction agreement?

Yes. Once both you and the seller have signed the purchase and construction agreement and you’ve received a copy, you have a statutory cooling-off period of one calendar week. During this period, you may cancel the agreement.

What will the service charges be?

The service charges will be announced at a later stage. As soon as the final amounts are available, they will be published on the project website.

When do I start making payments?

With a new-build home, you don’t pay the full amount at once. Payments are made in stages.

After signing the purchase and construction agreement, you’ll visit the notary to execute the deed of transfer. If construction has not yet started, you’ll pay the land costs at that time.

During construction, you’ll receive invoices from the contractor as various construction milestones are completed. These invoices must be paid within the specified payment period, either using your own funds or through your mortgage provider. If you’ve taken out a mortgage, your mortgage lender will make these payments from the construction escrow account (construction deposit) after the deed of transfer has been executed.

What are transfer interest and land interest?

When purchasing a new-build home, interest may be charged for the period between signing the agreement and the official transfer of the land at the notary. This is known as transfer interest or land interest.

The applicable interest rate is stated in the purchase and construction agreement. Both transfer interest and land interest are tax-deductible under Dutch tax regulations.

When do I need to have my mortgage arranged?

After signing the purchase and construction agreement, you can apply for your mortgage. We recommend starting this process as soon as possible to ensure your financing is arranged in time.

Once construction is officially confirmed to proceed, you’ll receive an invitation from the notary to sign both the deed of transfer and the mortgage deed. Your mortgage must be finalized by that time.

What happens if I’m unable to obtain a mortgage?

The purchase and construction agreement for a Rebelz apartment includes a mortgage financing contingency.

If, despite your efforts, you’re unable to obtain a mortgage within the agreed period, you may cancel the purchase, provided you meet the conditions set out in the agreement. The exact deadline and applicable conditions are specified in the purchase and construction agreement.
