After the allocation process, you’ll be invited for a personal meeting with the real estate agent. During this meeting, you can reserve an apartment that suits your preferences. You’ll then have up to one calendar week to decide whether you’d like to proceed with the purchase.<\/p>\n

How are the apartments allocated?<\/h3>\n\nAfter registration, it’s possible that multiple applicants have selected the same apartment as their first choice. We aim to allocate everyone the highest-ranked preference possible while ensuring a fair distribution of the available homes.<\/p>\n
If you’ve included a financial check with your registration, you’ll receive priority during the allocation process. If multiple applicants have the same preference and meet the same conditions, a computerized system will randomly determine who is allocated the apartment. This ensures a fair and transparent process for everyone.<\/p>\n<\/div>\n<\/li>\n<\/ul>\n

What does Freehold Purchase (V.O.N.) mean?<\/h3>\n\nVrij Op Naam (V.O.N.)<\/strong>, or Freehold Purchase<\/strong>, means that most of the costs associated with purchasing your new-build home are already included in the purchase price. For example, you won’t pay additional transfer costs at the notary.<\/p>\nThe V.O.N. purchase price includes, among other things:<\/p>\n
\n- the cost of the land and construction of your home;<\/li>\n
- architect’s fees and other consultancy costs;<\/li>\n
- construction supervision costs;<\/li>\n
- utility connection costs (such as water, electricity and sewerage);<\/li>\n
- estate agent, notary and land registry costs related to the purchase;<\/li>\n
- 21% VAT (any statutory changes to the VAT rate will be passed on);<\/li>\n
- the Woningborg guarantee certificate.<\/li>\n<\/ul>\n

Once both you and the seller have signed the purchase and construction agreement and you’ve received a copy, you have a statutory cooling-off period of one calendar week.
